NW side of Chicago. Edison Park area, literally 2 houses down from Niles IL. My parents live 4 houses to the south of it, so that's cool. It's a 3 flat, I'm buying the whole building. My offer was accepted at $379,900, which is less than my P's paid for theirs 10 years ago! Need to finish the basement apt, they were in the middle of it, and the owner died. The top 2 apts have been recently rehabbed, and are turn key move in condition. No garage, however, I just refinished the garage at my parents, which is where the Camaro lives, so I think I can handle the 200ft walk. Really kind of a surreal experience. I wasn't planning on buying anything til the winter (prices traditionally go lower), but this deal came up and it was hard to pass. It was listed for 1 day, and had 6 offers. The building immediately north of my P's place is currently listed for $549k, just to put that in perspective. nice purchase and you can rent the others to help with mortgage. I am in the same boat with buying a house just recently, still waiting for the sellers mortgage company to approve everything (short sale process takes forever, ha).

I've been down this road before. Crazy part was the way it went down. Places don't sell in a day with 6 offers in this market!
Lol, rent the others to help out with the mortgage? You don't say, never crossed my mind ;) I love the idea of living for free! Nice job on the purchase, hope you get your renters in there quickly and pay your bills. Thats what I did about 10 years ago , I had 3 rooms rented and it paid for my house loan down and my car loan off after 3 years.
