  • Garage options?

    Im getting tired of my car sitting in our driveway. we have 2 car garage but my moms jeep grand cherokee has first dibs on it and a jeep and a firebird do not fit with all the built in shelving and stuff in there. we have an old shed on our property with access to a road but no way i would keep my car in there. not closed off, dirty, in bad shape etc. what would be the cheapest way to have a decent garage to put my car in? what is the cheapest metal building made that is fully enclosed and has room for my car and room to work and put some parts in. or would it be cheaper just to build a garage? my uncle and grandpa own an excavating business, but i would still have to pay for all the materials. I DO NOT want one of those fabric or plastic things that looks awful but i dont need a 3 car garage with insulation, heat, ac, and indoor plumbing either

    If I were you I'd check out one of those steel buildings that you see advertised on tv and in magazines and such. Try a search online for prebuilt steel buildings.

      We bought our house without a good garage (we have a shed like you describe). We got a large home equity loan to build a nice 24x24 2 car garage.

      We got in and measured, and I only had 18 feet of width to work with, so we decided to go with an over-sized pass-through single car. So we started getting estimates for construction... and they ranged upwards of $16,000. We did come across a contractor who'd build it for a reasonable price ($7-8k), so we went to get the building permits for it, and basically the City told us that we needed a special foundation because we were within 10 feet of our existing house, and the foudation would have cost more than the entire garage budget.

      We looked into steel buildings, and they were in the same price range as a stick-frame, and the city still required the same foundation.

      So we weighed our options: Tear down the shed & build the garage more than 10' from the house, but take up half of our back yard, give up on the garage all together, or go with a redneck tent garage. We chose the tent-style one.

      It's tacky, I can't work on vehicles in it, it's not heated, and it's door has 2 zippers and has to be tied open, but it keeps the car out of the elements. Our plan is to sell this house in a few years when Dawn's done with college and buy a place on some acreage and build a nice 30x40 shop.

          Check those, and even check out home depot and lowes they had a few nice ones.

          As for the shed, why not clean it up, fix it up and go in there?

          My parents had a 3 car garage, they had dibs on 2 of them while the 3rd was a riding lawnmower, spare wood, 3 ladders tool bench, weedwhacer, chainsaw, headtrimmer, numerous tools(we do all our own work) and I spent a day cleaning/rearanging crap and was able to fit my car in their.

          Do that to the shed.

            if your area ever has home shows, there will always be at least 3-4 contractors there who do nothing but garages. since that's their specialty they are able to expedite the site plan (if you need one) and permitting phases and go straight on to construction.

            we checked in with a guy who could start in about 30 days and take about 2 weeks for a 20x30 box with two doors. depending on the finish options (siding, number of outlets, etc) we were looking anywhere between 8000-10000.
